Empty homes hide nothing. This is the room-by-room list landlords and agents actually inspect — and the spots that most often cost tenants money.
Furniture hides a remarkable amount. The moment a home is empty, every mark on a baseboard, every ring inside a cabinet, and every scuff along a floor edge becomes obvious — and that's exactly the condition your landlord or buyer's agent sees it in. Here's what actually gets inspected.
Kitchen. This is where most deposit deductions originate. Clean inside the oven, including the door glass and the racks. Degrease the range hood and filter. Empty and wipe the refrigerator inside, including drawers and seals, then pull it out and clean the floor and wall behind it. Wipe inside every cabinet and drawer, not just the fronts. Scrub the sink and descale the faucet.
Bathrooms. Descale the shower or tub, including the door tracks and any glass. Clean grout lines properly rather than just wiping over them. Clean the toilet base and the floor behind it — an area almost everyone misses. Wipe inside the vanity and medicine cabinet. Polish mirrors and fixtures.
Every room. Wipe baseboards, door frames, and doors, including the tops. Clean switch plates and outlet covers. Wipe window sills and tracks, and clean blinds if the property has them. Vacuum closets, including shelving and rods. Remove any nails, hooks, or adhesive strips and clean the marks they leave behind.
Floors. Vacuum carpets thoroughly, including edges along the walls where the vacuum head doesn't naturally reach. Mop hard floors, then go back around the perimeter — the edges are where residue collects and where an inspector's eye lands.
Final pass. Check ceiling fans and light fixtures for dust, replace any burnt-out bulbs, wipe vent covers, and take out every last piece of trash. Leave the property with the utilities on so the inspection can actually be done properly.
